Power of attorney from Canada

Almost everything else on this site depends on this document. Without it, someone in Türkiye cannot act for you, and most counter work requires physical presence.

Route one: a Turkish consulate

The deed is drawn up in Turkish before a Turkish consular officer and is used directly in Türkiye: no apostille, no translation, no further certification. It requires an appointment and your attendance. For a Turkish purpose this is almost always the better route. See consular power of attorney.

Route two: a Canadian notary

The deed is drawn up in English or French, then needs a Canadian apostille, shipping, translation in Türkiye and certification. The end result is equivalent, the path considerably longer and more expensive. It is worth choosing when no consular appointment is available within your deadline, or when the deed must also have effect in Canada.

The part that decides whether it works

Turkish counters routinely refuse general wording. The deed must name the acts expressly: obtain this record from that office, apply for the apostille, collect the document, represent me before that authority, sign before a notary, sell the property identified by these cadastral references.

Write the text before the appointment

Bring a prepared list: the representative’s full name exactly as on their identity document, each act you authorise, and the precise references of the subject matter — parcel, case number, account. This is what the officer will transcribe. Fifteen minutes of preparation is worth several weeks here, because a defective power of attorney cannot be repaired remotely. Property transactions

These have stricter requirements: the deed must identify the property, and a recent photograph is commonly required. A general power will not do. If you may sell or buy in Türkiye, prepare that wording while you are already at the consulate.

More than one representative

You may appoint several, which helps if one becomes unavailable. State whether they act separately or jointly: without that wording, a counter may require them to attend together, which defeats the purpose.

Duration and revocation

A power of attorney remains valid until revoked, unless it states an end date, and revoking it is a formal act — a message is not enough. If your situation changes, tell us and we stop acting immediately, but the formal revocation is done through the authority that issued the deed.

Keep a copy, and tell us what you signed

Ask for a copy of the deed at the appointment and send it to us before anything is scheduled. Reading the actual wording lets us confirm that the powers cover the steps your file needs — while there is still time to fix it. A deed discovered to be too narrow on the day of a counter visit means a cancelled appointment and, from Canada, a second consular booking that may be weeks away.
